Course Tittle: Property Development Investment and Management
Course Period: 10 Weeks
Introduction:
Gaining an understanding of the property industry, and acquiring a holistic understanding, technical skill and the ability to identify and capitalize on investment opportunities is a topnotch decision in today’s volatile business environment.
For Nigeria, Africa and elsewhere, property remains an exciting industry to enter for both developers and investors but only if you evaluate current trends and market conditions effectively to inform decision making.
Our Property Development Investment and Management course aims to equip participants with adequate skills to gain a holistic understanding of the unique characteristics of the property sector and explore the influence of local economic, political, legal, and social contexts.
For an eight weeks course, participant will learn how to make intelligent investment decisions, navigate the landscape of property development and entrepreneurship, and conduct property management effectively.
Guided by industry experts, the takeaway of this eight weeks course will enable participants to build a solid portfolio of evidence including comparison of investment opportunities and analysis of the trends affecting the sector, compute property cash flow and discover different approaches to valuation, how value is derived, and what impacts it.
On completion of this course, you will be able to:
- Acquire skills to execute market research, conduct feasibility studies and produce a commercially viable property development plan,
- Identify and take advantage of property investment opportunities to grow commercially viable property portfolio,
- Demonstrate an understanding of the rules and regulations guiding property development and management,
- Identify the different valuation approaches, select the appropriate valuation approach and conduct property valuation to track the effectiveness of strategic decision making process.
- Identify investor’s goals, evaluate market conditions and the external investment environment, and conduct performance and financial analysis in terms of estimated change in value.

Module 1: Introduction to Property Development Investment and Management
Learning Objectives:
On completion of Module 1, you should be able to:
- Recognize property as an asset class and how it differs from other types of investment,
- Identify the fundamental concepts associated with property development and investment,
- Articulate the steps involved in the property development and investment process
- Analysis the property industry in the context of emerging countries and their markets.
Module 2: Identification of Investment Opportunities
Learning Objectives:
On completion of Module 2, you should be able to:
- Identify investors’ objectives regarding their involvement and the end-goal of the project,
- Choose an investment option based on data, property commentaries, and the property market,
- Investigate the definition of property entrepreneurship and its main characteristics,
- Compare the value of the investor’s toolkit,
- Deconstruct the impact of the macro environment on investment decisions.
Module 3: Property Development and Investment Process
On completion of Module 3, you should be able to:
- Sketch development ideas for, and the investor’s role in, the development project,
- Execute market research on macro and micro environmental factors affecting the project,
- Analyze the importance of feasibility studies and how to conduct them,
- Assess the need for sustainability and green buildings,
- Predict the development team needed to complete the project and its financial returns,
- Produce a plan to develop a commercially viable property.
Module 4: Property Law and the Legal Environment in Nigeria
Module 4 will enable participants find out about planning laws and regulations, property ownership, and compliance. On completion of Module 4, you should be able to:
- Identify the documentation, duties, liabilities, and processes associated with property ownership,
- Demonstrate an understanding of the rules and regulations of town planning,
- Articulate the importance of town planning rules and regulations,
- Compare the need for compliance and the consequences of non-compliance
Module 5: Property Funding and Financing
Module 5 will enable participants to explore the differences between property funding and financing, and the lender’s and investor’s perspectives. On completion of Module 5, you should be able to:
- Identify how to secure property funding through both traditional and non-traditional means,
- Choose whether to finance your property based on the feasibility of each option,
- Deduce what banks, lending and other financing institutions look for when financing a project,
- Deconstruct the concept of positive leverage and what financial institutions look for,
- Evaluate finance and leverage considerations, prior to investing.
Module 6: Property Accounting and Investment Analysis
Module 6 will enable participants to investigate into how to generate property cash flow and income and enter the investment environment. On completion of Module 6, you should be able to:
- Explain how to determine and maintain the property cash flow,
- Calculate the net operating income of a property development,
- Analyze property investment options as part of the decision-making process,
- Compare the different avenues of entry into property investment.
Module 7: The Roles of Property Valuation
Module 7 will enable participants conduct valuation using different approaches, the factors affecting it, and its impact on lending, taxation, and risk management. On completion of Module 7, you should be able to:
- Identify how the value of a property is determined and which factors affect it,
- Choose the most effective property valuation method based on the features of each approach,
- Investigate how property valuation will influence lending, taxation, and risk management,
- Predict the impact that a property’s valuation will have on lending, taxation, and risk management.
Module 8: Property Management
Module 8 will enable participants adopt appropriate steps involved in managing a property and the difference between property facilities, and asset management. On completion of Module 8, you should be able to:
- Explain how to manage a property development or investment,
- Articulate the difference between property, facilities, and asset management,
- Distinguish the role of the property manager in relation to marketing, rent collection, maintenance, and benchmarking a property,
- Choose appropriate method to effectively market a property, including accounting for your target market and marketing platform,
- Draft an investment proposal for a commercially viable property development
Module 9: Practical Session
Module 9 is practical and will test your understanding. It deals with the following:
- Examples,
- Illustrations,
- Case Studies, and
- Capstone Project.
